Comprehensive Maintenance Evaluations

The ACCESS Group (TAG) has developed a comprehensive Maintenance Evaluation program that uses several tools to evaluate the overall performance of the current plant maintenance and reliability organization, strategy, work processes and support systems. The cornerstone of this evaluation process is the proprietary TAG Scored Maintenance Evaluation system.

The overall TAG plant maintenance and reliability approach to performance evaluation uses up to seven tools to provide both quantitative and qualitative data about current performance and to target areas of opportunity for improvement.

The tools used in the process are:

  • The TAG Scored Maintenance Evaluation
  • Development of Key Maintenance and Reliability Performance Metrics and Comparison vs World Class and Average
  • Evaluation of Performance using the TAG Performance Database
  • Structured Evaluation Interviews with Cross-section of Plant Personnel
  • Comparison of Performance vs. Maintenance Excellence Grid
  • Plant Wrench Time Assessment
  • Value Analysis

This approach was developed to provide clients with a broad range of data that could be used to develop an accurate picture of the current state of plant maintenance and reliability. This current state is then compared to performance of other industrial manufacturing firms to provide a basis for targeted improvement.

The TAG Scored Maintenance Evaluation Process

The TAG Scored Maintenance Evaluation Methodology is the cornerstone of the overall evaluation program. This methodology will provide both quantitative and qualitative feedback concerning plant maintenance and reliability performance.

The Scored Evaluation has three fundamental purposes. These are:

  • To evaluate the current performance of the plant against predetermined criteria. The criteria are articulated in the form of questions with scored answers.
  • To provide direction for improvement to the users. The criteria used for evaluation have been developed for key elements of the maintenance process. The resulting scores indicate the areas of strength and weakness in each of the targeted areas. The questions are designed to provide direction as to what steps should be taken for improvement. The improvement program can then be tailored based on the results of the evaluation.
  • To measure performance improvement, stagnation or regression over time. Evaluations can be done quarterly, semi-annually or annually and the progress made in each area will be evident.

The evaluation is organized around the following eighteen key areas of maintenance and reliability:

  1. Maintenance Organization
  2. CMMS System
  3. Work Order Management
  4. Planning & Scheduling
  5. Preventive Maintenance
  6. Application of Predictive Technology
  7. Operating Procedures
  8. Inventory Management & Purchasing
  9. Maint. Systems, Standards & General
  10. Maintenance Reporting
  11. Training & Employee Development
  12. Facility & Utility Maintenance
  13. Management's View of Maintenance
  14. Financial Analysis & Cost Optimization
  15. Maintenance Continuous Improvement
  16. Vendor Contracting
  17. Maint/Engineering Document Control
  18. Reliability Engineering

The Final Report

The overall evaluation final report is composed of four sections (five when Maintenance Improvement Planning is selected). These include:

  1. Executive Summary - Summary of significant findings and opportunities.
  2. Performance Evaluation - Review the use of maintenance tools, procedures, systems and best practices currently in use and comparisons to World Class standards.
  3. Opportunities for Improvement - Identify the areas and suggested actions where maintenance and reliability improvement will result in “the biggest bang for your buck”.
  4. Maintenance Improvement Plan (Optional) - This section of the report will provide a detailed execution plan for improvement.
  5. Value Generation - An estimate of the financial return that will be realized if the recommended improvements are implemented.
